King’s School Rochester
King’s School Rochester (KSR) is an ancient foundation located in the heart of the historic city, directly South of the Norman Cathedral and the 12th Century Rochester Castle. The school has a unique urban campus setting, comprising 26 different freehold and leasehold buildings, all of very varied vintage, suitability and condition.
In Autumn 2025, ArchitecturePLB was selected from an invited shortlist to work with the school in developing a new 10-15 year Estates Masterplan to deliver their ‘Strategic Vision 2025-2030’ and beyond.
An earlier study had already established the estate’s sufficiency for existing pupil numbers. Part of the purpose of the new Masterplan, therefore, was to identify a target for future expansion and to develop options for rationalisation and improved utilisation, and thus validate its capacity in delivering to the projected student roll and structure. The Masterplan also explored alternative phasing strategies to ensure the continued, ongoing life of the school throughout.
The new Masterplan was developed, refined and delivered over a period of 5 months, in close consultation with a core group, comprising the school’s Principal, Bursar and Director of Operations.
