Gunnersbury Avenue Co-Living
The proposed development, off Gunnersbury Avenue in the London Borough of Hounslow, is located within the Power Road Estate, an area designated as a Locally Significant Industrial Site (LSIS). The site is currently occupied by a vacant three‑storey office building dating from the 1970s, which, at the time of our commission, has been unused since 2014. The existing accommodation no longer meets modern standards, offering outdated, low‑quality office space that is poorly suited to contemporary working practices.

The vision for the site is a vibrant mixed‑use redevelopment combining flexible commercial accommodation with a co‑living residential offer. Inspired by successful co‑working hubs already operating within Power Road, the scheme proposes a professionally managed workspace where businesses can rent accommodation tailored to their needs, ranging from individual desks to studios and larger office spaces. The residential element takes the form of a co‑living development comprising 204 studios of varying sizes, supported by generous shared amenities. These include communal kitchens, lounges, dining areas, a gym, cinema room and roof terraces, all designed to promote social interaction and high‑quality urban living.
Commercial space is focused across the lower levels of the building, activating the street and reinforcing the estate’s employment role, while residential accommodation is arranged on the upper floors around central amenity spaces. Separate entrances for the commercial and residential uses ensure clarity of movement and management.
The building’s form has been carefully tested through detailed townscape and visual impact assessments to ensure it responds positively to its surroundings, nearby conservation areas and longer‑range views. The final design adopts a U‑shaped plan with a south‑facing courtyard, balancing efficient use of the site with high levels of daylight and amenity. Architecturally, the scheme draws inspiration from the site’s industrial heritage as a former wadding mill. A distinctive “weave” façade concept uses layered brickwork and metal detailing to create texture, rhythm and visual interest, reinforcing the character of Power Road while delivering a contemporary and enduring landmark.
