St Paul's Way

St Paul’s Way is a residential-led mixed-use development in the heart of Tower Hamlets, adjacent to the Leopold Estate. This thoughtfully designed seven-storey scheme delivers 23 high-quality homes across a mix of tenures, tailored to meet the needs of the local community. Alongside new housing, the development offers accessible community spaces and inviting rooftop gardens, fostering connection and wellbeing.

The project supports the Council’s ambition to create a “great place to live” by increasing the supply of genuinely affordable homes. In line with the Mayor’s 2016 Affordability Commission, the development delivers 35% affordable housing, with a balanced 50/50 split between social rent and Tower Hamlets Living Rent.

Developed on the site of a former GP surgery, St Paul’s Way forms part of a wider regeneration strategy that enhances quality of life across the borough. The original surgery has been relocated to a nearby mixed-use development further east along St Paul’s Way, now housed within a modern medical centre spanning three floors, with residential units above.

Owned by the London Borough of Tower Hamlets and acquired from the NHS, this site exemplifies how strategic development can unlock new opportunities for housing, community engagement, and public realm improvements.
