Completion Date 1999
Contract Value £1.7m
Client Winchester Cathedral Enterprises
Won in limited competition, this scheme formed part of a masterplan to accommodate increasing visitor numbers. The first phase included the conversion of a Grade I Listed, 17th century coach house to provide a new visitor entrance, retail, offices and dining space. The second comprised a single storey, lightweight timber-framed building, used for functions and meetings. Within such an historic setting, great sensitivity was required to balance the new with the fabric of the existing building.

The new Jo Richardson Community School formed part of the Borough's strategy for urban renewal of the Thames Gateway, addressing two important objectives; the delivery of a new pedagogy and the provision of cultural, leisure, health and learning resources for the wider community. Organised around an internal 'street', the design allows for extensive out of hours use with access to performing arts sports and dining spaces, as well as the incorporation of a new Castle Green public library, nursery, primary healthcare centre and community one-stop shop.

An underused courtyard has been cleverly remodelled into this vibrant social learning space, known as the Lightwell Café. On a tight urban site where opportunities for campus development are limited, the fitout at the heart of this 1930s building has opened up the campus both physically and socially. Flexible spaces have been created by connecting to the surrounding library, museum and dining facilities. A semi-enclosed reading 'pod' creates a dramatic focus at the centre.

Won in competition with Bouygues, this landmark mixed use building forms part of the regeneration of Dagenham Heathway. Incorporating community and residential facilities and elements of public realm, the scheme provides the Borough's first new Public Library for over 20 years, with additional 'Customer-First' facilities. 86 private and affordable apartments are also incorporated, along with a retail unit. Community support for the Library has been overwhelmingly positive, with over 2000 people visiting on the opening day.

Co-locating functions and services within a single development provides an opportunity for the whole to be greater than the sum of the parts. Combining facilities can broaden access, animate spaces, support wider regeneration and deliver sustainable solutions with the potential for cross funding.
ArchitecturePLB has experience of the issues and opportunities that arise and has delivered various combinations of uses. At Castle Green in Dagenham we delivered a new secondary school and separately funded community facilities in an integrated civic centre. As well as the school, the centre offers a public library, nursery and crèche together with facilities for conferences, functions, community sports, adult and further education.
